The development of the Bid in Sweden between 2013 and 2017

This analysis is based on a dataset of 300,000 properties that have been sold in Sweden between the period of Jan 2013 and Aug 2017.

Here are the 4 main findings of this analysis:

1- Overall: 2.5 times increase since 2013

In 2013, the average difference between asking and final price (bid) in Sweden was 75, 000 kr while in 2017, the average is 256 000 kr. This is +2 times (256%) increase.

The big increase was in 2014 and 2015.

2- The bid increase rate among Villas is much higher than apartments

The highest increase of bids (final – asking price) was for Villas & Rådhus type.

We see this pattern in all Sweden Counties. Villas bid amount (final – asking) has increased substantially more than bostadsrätt between 2013 and 2017.

On average, villas bid amount increased more than 7 times (750%) between 2013 and 2017 while it has increased less than 2 times (175%) forbostadsrätt during the same period.

3- Five Counties so far have exceeded 205 000 kr as average bid.

The difference between asking and the final price is increasing over time in all Sweden counties. The increase is varying from county to another. But what we can spot is the following:

In 2014, the average bid (final – asking) in all Sweden counties was below 205 000 kr. In Stockholm, it was around 202 000 kr.

In 2017, five counties already exceeded this number. The countries are Stockholm, Östergötland, Halland, Västra Götaland and Jönköping.

4- The highest bid increase rate in Sweden since 2014.

The bid amount (final – asking) has increased substantially in two counties in Sweden. The increase rate in much higher than other counties in Sweden. The two counties are Skäne and Blekinge. (if you bought an apartment in Skäne in 2014, you most likely paid the same as the asking price or even less. If you buy the same apartment in 2017, you are likely to pay 135 000 kr on average above the asking price).
